Only a small part of the land is in a flood zone!

The minimum area required for new construction on the land is 20,000 square meters. However, it is always possible that your lot holds an acquired right for the construction, if it was cadastralized before the entry into force of the first regulation (ie 1978). Surveyors' documents (cadastral evidence) could demonstrate this right.

Buildings must be constructed on a concrete slab or foundation that conforms to the National Building Code. Piling is also permitted with an engineer's recommendation. Buildings must also be connected to a compliant septic system as well as a groundwater catchment system.

Note that before a building permit is issued by the municipality, a biologist's report is required and must be sent to the MELCC to verify whether obtaining a certificate from the Ministry of the Environment and the management of the ecological heritage is necessary or not depending on the natural elements on the ground before proceeding with any construction.
