- No pets allowed.
- No satellite dishes allowed.
- No holes in doors and minimal holes in walls.
- No smoking (inside the apartment), no smoking cannabis (inside or outside), and no vaping inside the apartment.
- No changing the locks without the landlord's permission. The landlord (and/or the condominium association) must always have a spare set of keys.
- No modifications or alterations, such as painting, installing light fixtures, etc., are permitted without the landlord's prior consent.
- No displaying signs, flags, etc., in windows, on balconies, or in the building's common areas.
- Replacing batteries and light bulbs, cleaning filters, and regular maintenance are the tenant's responsibility.
- At the end of the lease, the unit must be returned in the same condition as on the move-in date, except for normal wear and tear.
- Subletting, listing the unit on Airbnb, or assigning the lease is prohibited without the landlord's prior consent. The tenant will be responsible for any associated costs.
- Tenant's liability insurance with a minimum coverage of $2,000,000 is mandatory for the entire duration of the lease. Additional insurance for personal belongings is strongly recommended.
- The tenant is responsible for maintaining the unit clean and in good condition.
- The tenant must comply at all times with the condominium bylaws and other internal regulations, municipal bylaws, easements, etc.
- The tenant agrees to pay all costs incurred due to their fault, negligence, or failure to comply with the internal regulations.
- Short-term rentals are prohibited.
- The prospective tenant must complete the credit check form provided by the real estate agent and present proof of employment or salary at the time of signing the lease.
