- Tenants must carry a liability insurance policy for a minimum of $2,000,000 during the entire duration of their lease.
- Upon signing the lease, the lessee must prepare an electric Hydro registration account.
- It is agreed by the Lessee, that a $150 cleaning fee will be given to the lessor upon the signing of the lease. Upon expiry of this lease, the premise must be given back in the same condition as when the tenant took possession. Cleaning shall be done upon the lessee's departure by the lessee and the cleaning fee will be given back to the lessee once the cleaning has been fully completed.
- Pets allowed with restrictions.
- No Airbnb, no short-term lease, no sub-leasing. Any form of subleasing or lease transfer must be authorized by the lessor prior.
- No smoking indoors. Consumption of cannabis is forbidden.
- Prospective tenants must pass a credit check, background verification, provide proof of income and references from past landlords. The tenant may need to pay the first and last month's rent upon the signing of the lease.
- The lessee agrees to comply with all bylaws of the condominium corporation. Should fines be billed to the owner for the violation thereof, the lessee shall be paying them.
