- Only one small dog allowed. No cats. For other pets, please inquire.

- No satellite dish

- No holes on the doors and minimum on the wall

- No smoking (inside the condo), no smoking marijuana (inside and outside the condo) and no vaping inside the condo

- No lock change without the owner's consent. The owner (and/or co-ownership association) must have a copy of the keys at all times.

- No modification or alteration such as painting, installation of lighting fixtures, etc. is not permitted without the prior consent of the owner.

- No signs, displays, flags, etc. is not permitted in windows, balconies or other common areas of the property.

- The ventilation system, air exchanger, garage door remote control and other equipment are working properly.

- Battery replacement, bulb replacement, filter cleaning and regular maintenance will be the responsibility of the tenant.

- At the end of the lease, the property must be in the same condition as it was on the date of occupation, except normal wear and tear.

- Lost items, broken equipment and/or damage due to excessive use, such as scratched or dented floors, damaged appliances, etc. will be the responsibility of the tenant and will be repaired, replaced or repaired at the tenant's expense.

- It is prohibited to sublet, Airbnb, or transfer the lease without the prior consent of the owner. The tenant will pay the related costs.

- It is mandatory to have rental liability insurance for the entire duration of the lease. Additional insurance for personal effects is strongly recommended.

- The tenant must keep the property clean and in good condition.

- The tenant must at all times respect the regulations of the declaration of co-ownership and other internal regulations, city regulations, easements, etc.

- The tenant undertakes to pay any expense due to his fault, negligence or non-compliance with the internal regulations.

- The tenant is aware that there will be moving costs to pay to the union at his expense.

- No short-term rental

- First month of rent paid at the signing of the lease.

- The potential tenant must complete the credit check request provided by the real estate broker and must provide the letter of employment or proof of salary upon acceptance of this promise to lease.
