- The tenant must provide the landlord with proof of $2 million liability insurance before signing the lease and maintain it for the entire duration of the lease.
- The tenant must provide proof of a Hydro-Québec account (activated on the move-in date) before occupancy.
- The tenant is responsible for paying the move-in and move-out fees set by the condominium association.
- The tenant must approve (sign) the condominium bylaws before signing the lease. In the event of fines charged to the landlord for violations of this agreement, the tenant is required to pay them in full and without delay.
- The tenant may not assign, transfer, or otherwise modify this lease, in whole or in part, without the prior written consent of the landlord. The tenant agrees that any subletting or assignment of the lease must be authorized by the landlord. Short-term rentals, including those via Airbnb, are prohibited.
- The tenant agrees to return the property at the end of the lease in the same condition as when it was occupied, except for normal wear and tear. All damages caused during the term of the lease are the responsibility of the tenant.
