* The apartment can be rented fully furnished for $1850/month.
* 1 garage space can be rented separately for $200/month.
* Tenant must sign and respect the building and union rules.
* The apartment, appliances and furniture (in the case of a furnished rental) must be returned in the same condition as before the rental (except for normal wear and tear).
* No changes to the apartment without prior written authorization from the owner.
* The tenant will be responsible for any repairs due to misuse or negligence (including appliances).
* No subletting / AIRBNB is forbidden.
* Tenants must provide the following documents: a letter from the employer, bank reference and credit check. The results of the tenant's credit check must be accepted by the landlord before signing the lease.
* Tenant must provide $2M liability insurance prior to occupancy.
* No smoking, no cannabis,
* No pets
* Tenant will be responsible for reimbursing the landlord for move-in and move-out costs
(non-refundable), if necessary.
* The owner has the right to rent the property himself.
* The tenant must provide a complete pre-rental investigation with the company Oligny-Thibodeau (credit record, criminal record, current landlord's references, employment status, Régie du logement file).
