-Brokers are required to conduct a credit check at their own expense, subject to approval by
the OWNER. All promises to lease must be accompanied by proof of income for each tenant.
- The CORPIQ "Application for Tenancy" form replaces the document as indicated in clauses 9.2
and 9.3 of the Residential Tenancy Promise. All potential tenants must fill out a pre-rental
application by CORPIQ or Oligny Thibodeau prior to rental. There is a $64.00 CHARGE, non
deductible.
-The property is non-smoking, No vaping or shisha permitted, cannabis is strictly prohibited,
pets are not allowed, no subletting, no short-term rentals.
-All promises to lease are conditional upon a pre-leasing survey and verification of income to
the full satisfaction of the owners.
-When signing the lease, the tenant must provide proof of tenant's insurance (including public
liability)not less than 1 million dollar coverage. Tenant's insurance (including public liability)
must be provided and must remain in force for the duration of the lease. The Lessor will receive a
copy annually.
-The lessee will remit to the broker, as a deposit on the first rental term, a bank draft for
the amount of the rent payable to REMAX 3000 Inc., as well as last month's security deposit at the
time of signing the lease, post-dated cheques for the duration of the contract.
