**All applications are subject to credit verification and the following conditions:**

1. The landlord requires a satisfactory credit report from Oligny & Thibodeau or a similar credit agency.
2. Proof of income and employment must be submitted with the offer to lease.
3. Tenant insurance is mandatory upon signing the lease.
4. **No Smoking / No Cannabis:**
Smoking of tobacco, cannabis, or any other substances is strictly prohibited inside and around the property. The use, cultivation, processing, production, or sale of cannabis, cannabis-derived products, and any other natural or synthetic drugs is strictly prohibited on the entire premises.
5. The tenant is not permitted to make structural modifications or paint the property without the landlord's written consent.
6. The tenant must sign an undertaking to comply with all rules and regulations of the co-ownership.
7. No pets are permitted. However, a well-trained and declawed cat may be considered, subject to the landlord's approval.
