RE/MAX, its real estate brokers and its partners offer you Sécuri-T, an exclusive protection program in case of loss of employment. Go ahead with your transaction without worrying about losing your job, which would place your mortgage payments at risk!

Coverage

The Securi-T program covers both the principal and the interest of your mortgage payments, in the event of the loss of your main employment during the year following the real estate purchase.

Your mortgage payments will be covered up to a maximum of six thousand dollars ($6,000) per month and up to a limit of thirty thousand dollars ($30,000) per insurance term, including property taxes.

You will also be compensated for any interest due on your Home Equity Line of Credit (HELOC), if you have one.

Eligibility

The Securi-T program covers both the principal and the interest of your mortgage payments, in the event of the loss of your main employment during the year following the real estate purchase.

s a client purchasing a property with a RE/MAX Québec broker, you qualify for the Securi-T program, subject to the following conditions:

  • You have had regular employment of thirty (30) or more hours of work a week with the same employer, or in the same field, for at least the past twelve (12) consecutive months;
  • You are taking out a mortgage with a mortgage representative—at one of the three following financial institutions—and assigned to your real estate broker's agency: Desjardins mortgage financing services, Bank of Montreal, National Bank of Canada.
  • You are 65 years old or under;
  • You are not a legal entity, a corporation, a trust, an estate, a real estate developer or an incorporated business.

Does my new property qualify for the Securi-T program?

Your new property qualifies for the program if it is located in Quebec and if it:

  • is a main single-family dwelling or a condominium;
  • is a plex with no more than (4) housing units (one (1) of which is occupied by the insured person);
  • is a second home that can be lived in all year long and is not used for business or commercial purposes;
  • is a hobby farm;
  • is a self-built home.

Please note that a property that will be rented, a new construction, a lot or a piece of land, a mobile home or a property used for agricultural or other business purposes is not eligible for the Securi-T program.

Ineligible claims

The Securi-T program covers the majority of clients who deal with a RE/MAX broker and who take out a mortgage loan or a Home Equity Line of Credit (HELOC) from one of RE/MAX's partner financial institutions.

Nevertheless, certain claims do not qualify, and in particular:

  • The client has resigned from his/her main employment or was dismissed for just and sufficient cause;
  • The client is not eligible for the Government of Canada's employment insurance benefits.

FAQ

The frequently asked questions regarding the Securi-T program:

1. I am self-employed. Am I eligible for the Securi-T program?
No. Self-employed individuals are not eligible for the Securi-T program.

2. I hold multiple jobs. If I were to lose one, would I be eligible for reimbursement under the Securi-T policy?
You will be eligible for reimbursement of your monthly mortgage installments only if you lose your main employment, which represents the employment providing the largest portion of your income.

3. My spouse and I purchased a residence together. If one of us loses our main employment, would the Securi-T policy provide reimbursement for our monthly mortgage installments?
Yes, you will be eligible for reimbursement of the amount of your monthly mortgage installments in the same proportion as that between the individual who lost employment and the total number of borrowers. For example, since you are two borrowers and only one person lost their main employment, Securi-T will reimburse half of the total amount of your monthly mortgage installments. In this example, the amount of reimbursement will equal fifty percent (50%) of the amount of the monthly mortgage installment.

4. I lost my main employment, but three (3) months later, I was able to find another job. However, my new salary is much lower than the previous one. Will I continue to receive reimbursement under the Securi-T program?
Yes, but only if your current salary represents less than seventy-five percent (75 %) of the employment income you received from your lost employment, as measured against just before the time of your loss of employment.

5. I purchased a triplex and I occupy its largest unit. In case of loss of my main employment, how will the amount of reimbursement of my monthly mortgage installments be determined under the Securi-T policy?
You will be eligible to receive reimbursement for the amount of your monthly mortgage installments in the proportion corresponding to the living area of the unit you occupy. For example, you would be eligible for reimbursement for 40% of the amount of monthly mortgage installments if the living area that you occupy represents 1000 sq. ft. of the total living area of 2500 sq. ft.

6. What should I do in the event of loss of my main employment?
Within sixty (60) days of your loss of employment, please contact claims services by calling toll-free 1-833--736-2978, Monday through Friday, 9:00 a.m. to 8:00 p.m. EST.

7. Who should I contact if I have any questions?
